Property Valuation and Comprehensive Financial Analysis:
Responsible for performing in-depth property valuations using various methodologies, including the income approach, sales comparison approach, and cost approach. This required gathering and analyzing market data, rental income information, and property expenses, along with coordinating with external valuers and internal financial teams. I developed detailed reports that included financial projections and risk assessments to provide accurate valuation models for commercial real estate properties across Germany and the UK. My work directly supported investment decision-making for institutional portfolios.
• Market Trend Research and Investment Strategy Development:
Led research efforts to evaluate mega- and microeconomic trends impacting the UK rental market. By analyzing factors such as changing tenant preferences, government policies, and demographic shifts, I identified potential risks and opportunities that could affect the long-term performance of Union Investment’s property portfolio. I presented this analysis to senior asset managers, helping to refine portfolio strategies and supporting their decisions to acquire or divest properties based on market dynamics.
• Return on Investment (ROI) Analysis and Financial Reporting for Shareholders: Conducted comprehensive ROI analyses for institutional shareholders, assessing the financial viability and projected returns of specific assets within the portfolio. I utilized tools like discounted cash flow (DCF) models and scenario analyses to forecast potential returns under different economic conditions. My findings were summarized in formal presentations and reports for senior management and investors, helping them understand the financial implications of various strategic decisions, such as property acquisitions, renovations, and divestitures.
• Risk Assessment and Portfolio Optimization:
Worked closely with the portfolio management team to assess market risk exposure and optimize asset allocation within institutional portfolios. This involved evaluating the risk profiles of individual properties based on location, tenant mix, and market conditions. By providing data- driven recommendations, I contributed to the diversification strategy that aimed to mitigate risks while maximizing returns. My insights helped ensure that the portfolio was well-positioned to weather market fluctuations and capitalize on emerging opportunities.
